Welcome to the Manor House Stables!
Welcome to our stables which we lovingly restored using natural eco-friendly materials and traditional methods to create a beautiful space for the Hayloft and Bothy, full of special features such as exposed beams and lime-washed walls. Situated in the village of Martin, located centrally within the county of Lincolnshire, just 5 miles from the historic town of Woodhall Spa with its restaurants, cinema, golf courses and aviation history, less than half an hour to Lincoln with its castle, cathedral and museums and just one hour’s drive through the beautiful Wolds to the coast. Big skies, lots of stars, loads of walks and plenty of space to cycle make this county a very special one!
We want to keep you safe!
- Our priority is to keep you, our guests, as safe as possible.
- We have achieved the ‘We’re Good to Go’ mark awarded by Visit England which shows we are adhering to Government advice on the Coronavirus.
- We have developed new safe working priorities and a new Risk Assessment based on latest Government advice.
- We are allowing an increased amount time for our cleaning routine which includes disinfecting all surfaces and touch points with a product that kills the Coronavirus.
- We have temporarily removed some of the cushions, throws and other soft furnishings. Those that remain are washed between every booking.
- We have introduced ‘self-check-ins’ but are also happy to meet guests outside and at a safe distance.
Booking your stay in the Hayloft or Bothy
It’s easy to use our Online Booking System – just go through to our booking page for the Bothy or the Hayloft where you can choose either accommodation from the separate drop-down menu. Your stay can start on Fridays or Mondays with weekend stays of 3 nights and midweek stays of 4 nights. Or of course you could stay for 7 days or more! At Christmas and New Year we also ask for stays of no less than 7 nights. And now you can bring your dog on holiday with you to the Bothy too.

The accommodation is really special, but so are all the little extras! What’s included in the Price
Everything is provided for your stay and included in the price – linen, towels, bathrobes, useful items like paper towel, toilet paper, dish washing liquid and plenty of logs for the wood-burning stove. You’ll be delighted with your hamper of goodies, your toiletries and other little luxuries. The prices you’ll see on our booking system are based on two people making use of the double bedroom. If you also use the box beds as well, we do now charge a small ‘linen fee’ to cover the cost – please see online booking system for more detail.
Your Hamper and other things
You’ll find a hamper full of locally-sourced goodies including a loaf of bread, jam, chocolates and Lincolnshire plum bread or my own fruit loaf. There are also milk and butter in the fridge and coffee, tea and sugar as well – we want to make your stay a special as possible! In the summer you will be treated to some freshly harvested vegetables from our garden or some fruit from our trees in the autumn. The luxury toiletries in the bathroom are made from natural ingredients, and other toiletries like the shampoo and bubble bath are organic and made by Faith-in-Nature. Cleaning products vary but are always purchased from environmentally-aware companies.
Love Food Select Lincolnshire
We were members of the Select Lincolnshire (formerly Tastes of Lincolnshire). Select Lincolnshire is all about the promotion of local food and drink in Lincolnshire and the logo at restaurants and tearooms means that local produce has been used. A list of all the places you can go to sample good Lincolnshire fayre is given in the super magazine ‘Good Tastes’, copies of which are provided free in your accommodation – please help yourself. We were the proud Winners in 2010 (Self catering category) and ‘Highly Commended’ in 2009, 2011, 2013, and 2014, 2015, 2016 and 2017. We were also runners-up for our Courses (Teaching Establishment category) in 2013 and 2014 and winners in 2015, 2016 and 2017, reflecting our dedication to all things local. We use local produce (including our own) in the accommodation and on courses as well as for hampers. For recommendations of where to eat please see our Welcome Book.
We grow as many of the vegetables as possible. When we can’t grow all the vegetables we need, we purchase them from local shops, farm shops and farmers’ markets. Information about these, and the dates when markets are held, are all provided in your Welcome Book. Lincolnshire is well known for its great supply of fresh produce and is definitely a place to come if you love food! See what the Guardian has to say about Lincolnshire as a place for foodies!
The Hayloft and Bothy can be booked together for yourself and your family and is ideal for 2 family groups (4 in the Hayloft, 3 in the Bothy) or a large group of 7. The two accommodations are separate from each other but can be connected by opening the doors to an internal staircase. We are pleased to offer a 5% discount if both the Hayloft and Bothy are booked together.

Come and celebrate your special occasion. If you let us know beforehand, we can purchase extra flowers, a bottle of champagne or whatever you’d like to surprise your loved one with. (These extra costs are payable once you’ve arrived).
Gift Vouchers are available for you to purchase for your friends & family. Purchase a Voucher and it will be personally designed for you in a card showing your chosen accommodation and a message of your choice. Please contact us for more information.
Christmas at the Manor House Stables
From the first weekend in December the Bothy and Hayloft are decorated for Christmas. Trees decorated with festive lights and smelling beautifully of oranges, apples and cinnamon adorn both accommodations. Light the wood-burning stove, pour yourself a glass of mulled wine and enjoy the spirit of Christmas!
The Bothy (2+1)
Warm and romantic with a luxury hamper and other lovely touches. A wood-burning stove, wooden soaking tub and welcome hamper make the Bothy a special place for that perfect break away.
The Hayloft (2+2)
A lovely retreat with a wood-burning stove and lots of extras. The peaceful bedroom, box bed and deep copper spa bath are special places for relaxation – all perfect ingredients for a break away.

As soon as we heard lockdown was lifting, we booked straightaway! We needed rest , relaxation and to get away from it all. The Bothy fulfilled all our expectations. As our 4th visit, we knew what to expect, and we were not disappointed - a little slice of perfection! The cosiness, the décor, the quaintness - our perfect bolthole. We'll be back.

Your attention to detail & all the ways you have thought about how people want to use a space are just spot on. We are inspired by the sustainability of it all too & have taken some tips. What an amazing place to stay. My wife and I were nervous as this was our first covid trip away but the measures in place have really set our minds at rest. The Bothy itself is perfect, it didn't matter if it rained or shined. We really looked forward to coming back to relax and sit in front of the fire!

We loved every minute of our stay at the Hayloft. The children enjoyed the spa bath and the box bed - as it is so unique and special. Our 4th visit to the wonderful Hayloft - after a crazy 2020 this getaway was like an oasis - much needed by all! The Christmas tree looked beautiful & the hamper, so full of delicious Christmas goodies, was amazing as always. I really think you would struggle to find a nicer place to stay! Counting down the days until our next stay!
